In just a few days, our nation arrives at a moment 250 years in the making. On July 4th, 2026, the United States officially celebrates its Semi quincentennial—two and a half centuries of freedom, resilience, and unity. The historic cobblestone streets of Newport where the sparks of the Revolution were first fanned, our local community stands as a living testament to the American dream. As we prepare to witness historic fireworks over the harbor, listen to the ringing of colonial bells, and gather with family and friends, it is a profound time to reflect on the deep roots, shared history, and community spirit that make Aquidneck Island such an incredible place to call home.

Local 250th Independence Anniversary Highlights

• Colony House Live Reading (July 4th, 11:00 AM): Catch the live dramatic recreation of Rhode Island’s very first reading of the Declaration of Independence from the front steps of the historic Colony House in Washington Square.

• Paul Revere Cannons & 21-Gun Salute (July 4th, 12:00 PM): Exactly at noon, the Artillery Company of Newport will fire a 21-gun salute using historic cannons originally cast by Paul Revere, accompanied by answering cannon fire from Fort Adams.

• The Historic Bristol Fourth of July Parade (Kick-off at 10:30 AM): Just a short drive across the bridge, our neighbors are hosting the milestone procession of the oldest continuous Independence Day celebration in the United States. Given the historic 250th year, the parade is expected to feature incredible floats, historic military step-offs, and spectacular pageantry that you won’t want to miss.

• The Big Harbor Display (July 4th, 9:15 PM): Expect the skies over Newport Harbor to light up brighter than ever this year for the Semi quincentennial milestone! The display begins at approximately 9:15 PM (with a rain date of July 5th). For the absolute best shoreside viewing, secure a westward-facing spot at Fort Adams State Park (where gates open at 6:00 PM with live music), Perrotti Park, or King Park.

• Independence Cup at Newport International Polo (July 4th, 1:00 PM) If you are looking for a classic, relaxing afternoon tradition just before the evening fireworks, the annual Independence Cup takes place on July 4th at 1:00 PM just up the road in Portsmouth. It’s the perfect spot to tailgate, enjoy the summer weather, and catch a high-energy match with family and friends.

Ice Cream

When you need to cool down after a long day walking the Cliff Walk, hitting the beaches, or touring the Gilded Age mansions, Aquidneck Island has an incredible lineup of spots to satisfy your sweet tooth. From downtown Newport to the beaches of Middletown and the scenic roads of Portsmouth, here is your ultimate guide to the area’s best scoops:

Waterfront & Downtown Newport

Sprinkles Ice Cream: Located right in the heart of Bowen’s Wharf, this family-owned gem serves up premium artisan-crafted flavors (and yes, sprinkles are always free!). It’s a wonderful spot to grab a cone, sit on their updated patio, and watch the bustling harbor.

• Ben & Jerry’s: You can’t miss this classic staple right down on Bannister’s Wharf. It’s the perfect place to grab a scoop of Phish Food or Half Baked to enjoy while watching the luxury yachts cruise in. If that line is too long and you are craving one of their signature flavors there is a second location on Lower Thames.

• Kilwins: With 2 locations, one across from Bowen’s Wharf and the other on Lower Thames Street, the sweet smell of freshly made waffle cones will pull you right into Kilwins. Beyond their rich, original-recipe ice cream, they are famous for watching their Mackinac Island fudge and caramel apples being made right in the window.

• Newport Sticks & Cones: Tucked away on Fair Street, this unique parlor is famous for being the home of Newport’s first waffle-on-a-stick. Beyond the fun waffle creations, they serve up a massive rotation of hard ice cream, homemade gelato, and excellent vegan options.

Broadway & Classic Newport Landmarks

• Get the Scoop: Located right on Broadway (with a second spot on Thames Street), this local favorite is the go-to for premium, handcrafted ice cream. If you want a truly decadent treat, don’t skip their famous homemade cookie sandwiches or thick milkshakes.

Newport Creamery: A true Rhode Island institution located on West Main Road. You can’t claim you’ve had the local experience without ordering their legendary, trademarked Awful Awful—a massive, ultra-thick milkshake that is “Awful Big, Awful Good.”

Right by First Beach (Middletown)

• Clemmie’s Homemade Ice Cream: Just over the Newport line on Wave Avenue—literally steps from First Beach (Easton’s Beach)—sits Clemmie’s. It’s the ultimate post-beach stop, offering over 25 delicious homemade flavors, fresh waffle cones, dairy-free options, and even a “dog-friendly” ice cream for your pup.

Portsmouth

• Anna D’s Cafe & Ice Cream: Conveniently located right on East Main Road, this beloved cafe pulls double duty as a fantastic breakfast/lunch spot and a massive seasonal ice cream parlor. Serving up premium Bliss Brothers Dairy ice cream, they boast over 50 different flavors alongside local favorites like the traditional Rhode Island Coffee Cabinet (shake). It’s the perfect pit stop on your way on or off the island.

Investment

The summer market moves fast, and for property owners looking to transition their portfolios, timing is critical. If you are currently managing a 1031 tax-deferred exchange, the clock starts ticking the moment your previous sale closes. In a high-demand market like Newport and Middletown, having a precise, proactive replacement property strategy is the key to meeting strict federal timelines without sacrificing your long-term investment goals.
