Boat Show
The Newport International Boat Show is back September 11-14. NIBS is one of the largest and most prestigious boat shows in the Northeast, spanning over seventeen acres with multiple interconnected show sites throughout downtown Newport.
Visitors are invited to walk the docks and take in the large display of sailboats and powerboats, some making their debut in the United States. On land, visitors can experience vendor tents full of hundreds of marine products, services, and accessories. They can also participate in educational seminars, in-water boating courses, and VIP experiences.


Brewery
Bristol based Pivotal Brewing Company opened a Tap Room in Newport this summer. Located at 140 Broadway, this location serves 13 beers on tap and sells cans and bottles to go. Check out their website to see their entertainment schedule for live music offerings.
Breakfast
Broadway is getting a new breakfast spot to add to our “Breakfast Row” alongside Corner Café and the Hungry Monkey. Amy’s Place is opening its second RI location at 104 Broadway, the previous home of Hummingbird. Slated to open late fall/early winter, Amy’s place plans to serve up their famous “Hangover Sandwich” along with smoothies and burgers. This all-day breakfast spot is sure to be a hit.


Back Up Offers
The backup offer is a legally binding contract with terms and conditions that only become active if the first offer is terminated. Sellers often accept backup offers in a competitive market or when the primary buyer has contingencies such as inspections, financing, or selling their current home.
A backup offer is a way for the seller to have a safety net and not go back on the open market, which can give a negative connotation on the property.
